Once you are ready to embark on your Rental journey, there are a few steps which will ensure a smooth search and help us as your Agent achieve your Ideal Property.

Firstly check out the area for services, proximity to work and social aspects that may enhance your lifestyle. Location is key to a happy affordable rental. With that in mind it’s imperative you set a Budget, look at your current monthly outgoings to help you decipher a comfortable budget. Don’t forget to consider that Renting will bring additional bills such as Utilities, TV, Wifi and Rubbish Disposal.

All Property Rentals will require a Deposit, the Industry standard in Ireland is generally equivalent to One month’s Rent. You will be expected to pay your Rent monthly in advance so consider a direct debit or standing order and charges associated with this service.

Please note our Payment Service here on our website. If you are planning to bring your much loved family pet on your Rental Journey it’s essential you declare this from the outset.

Not all Landlords approve of pets but if you approach the subject at the outset then we can speak to Individual Landlords in this respect. A higher Pet Deposit may be requested.

Also consider Content Insurance for your personal possessions which won’t be covered on the Landlords Insurance. If a Garden is on your wish list then make sure you are clear on maintenance and grass-cutting and who’s responsible. A simple rule of thumb is if the Landlord provides the means then you must take care of the garden.

Work with your Agent to achieve the best results in your search, stay in touch once you find your ideal property, and notify your Agent should you notice anything of concern that needs attention. Take good care of your rental home, facilitate regular inspections and be mindful of protecting your Deposit.

There are several obligations which  are required of a landlord including, tenancy registration with the regulatory body rtb.ie. Ensure you have this conversation with your agent who can complete the necessary registration ensuring you are compliant.

As a rule of thumb, if you supply the means the tenant can take charge of the garden. However, you should remember not all tenants have green fingers so it’s important to discuss the best option with your agent. A monthly visit and regular maintenance demonstrates your commitment to the property and may save money in the longer term. Your agent should be in a position to arrange a good gardener.
